GET READY FOR THE NEW YEAR BY INVESTING IN REAL ESTATE

346 - 348 NORTH FIRST STREET IN LEHIGHTON appears to be the value of the year. REDUCED TO $135,500.--ONLY $67,750 FOR ONE HOME !!!
Two-- 3 bedroom homes and a 3 car garage - move in condition on one side and some new carpet and some paint on the 2nd side is all it would require to obtain rents of $700 for each side.

There are updated kitchens and baths, first floor laundry facilities, a totally fenced yard, vinyl siding, updated electrical and plumbing and a newer roof.

The garage space could rent for another $150 per month--look at the math. Real estate taxes average LESS than $200 per month.

With little down payment, you could make money your first month. I cannot imagine why the phone is not ringing to take a look at this great buy.

Let me show you this property!!!

QUAINT VILLAGE SETTING FOR A TURN OF THE CENTURY VICTORIAN

Quaint village -- quaint home setting with 2 car garage w/ loft, workshop building, potting shed . Lot is bordered in the rear by a year round stream.
A picturesque, wide front and side porch adds to the appeal. The interior

is complete with transoms above the doors, hardwood floors, open staircase.

An ultra modern kitchen with island and updated appliances has recently been completed. First floor laundry is conveniently located off the kitchen as is a

half bath facility. An open deck allows for alfresco dining in good weather.

On the second level there is an updated bathroom, 4 bedrooms A pleasant

surprise is the screened lanai off the rear bedroom. This bedroom also has a

walk in closet. This excellent property reminds me of a home where there would be family games , children learning to cook or bake, friends just dropping by, someone stretching out on a lounge on the expansive porch reading a favorite novel. Do you get the picture? Please call me to look at this home and place

yourself in that picture.

CARBON COUNTY/UPSCALE NEIGHBORHOOD/ALL AMERICAN HOME

Location, Location, Location--proximity to Interstates for easy commute to Lehigh Valley; preferred neighborhood with homes that compliment each other; short distance to skiing at Blue Mountain Ski Resort, Beltzville Lake, State Game Land, hiking and Lehigh Gorge. 1 acre bordered by trees and several landscaped beds offset this great home. Inviting entranceway with cathedral ceiling and open stairs add to its appeal. Slate floors and Pergo floors, decorative columns, kitchen island, a woodburning fireplace, and central air are just a few extras you will find. Three bedrooms, plus a den, 3 baths, a formal dining room and a convenient main level laundry contribute to easy- flow floor plan. Front porch seems to welcome you into the storybook setting. Ozzie, Harriet, David and Ricky Nelson would feel comfortable here. Please allow me to introduce you to this All American Home.

A JIM THORPE HOME WITH SO MUCH TO OFFER

I think of this home as the perfect one to have, especially at this time of year.

In addition to 4 bedrooms and 4 baths, there are 3 family rooms, a formal dining room, a kitchen with an abundance of cabinet space, 2 laundry rooms and 2 additional rooms which could be used for sleeping quarters, if needed. There are so many places in this home where decorated trees could be the focal point for entertaining. Some ceiling heights reach 14 feet. Imagine your entire group of family and friends around your 12 foot Christmas tree.

Plus there is central heating/air conditioning system in the home, and it is especially cozy with the free standing coal stove in the family room. The stone woodburning fireplace in the living room provides another ideal spot for gathering on a cold, wintry evening. The 3 car+ attached garage space is an important feature in the dead of winter.

It may be too late this year to purchase and enjoy the holidays; however, it would be the perfect time to take a peek and then plan for your 4th of July family gathering. This Blue Mountain stone home on more than one acre has in excess of 4200 square feet and is in excellent condition. A covered porch off the dining room actually offers views of Glen Onoko Falls--which at this time of year are highly visible. A rear deck off the main level family room allows you to see Mt Pisgah all seasons of the year.

I hope my description provides a desire to see how much this property has to offer at a price of only $350,000.

Commercial growth in Lehighton Area

Route 443 in Lehighton has long been the main commercial strip in the area. When I was growing up here Laneco grocery store and Bright's Department Store were the main draws and where most people did their shopping. I remember when McDonald's built, then Radio Shack, Burger King, The Lobster Shanty and a few more stores were built. But nothing compared to the project undertaken when WalMart came to town. That is until now. NOW, Super WalMart has started building and everything is going to change again. The terrain of the building site already looked like some place I don't recognize after just 2 weeks of moving dirt... When I see the equipment moving in the night with their high powered lights on it reminds me of the scene in Close Encounters of the Third Kind with all the lights of the aliens' ship.

With the building of Super WalMart just a bit farther west on route 443 (Blakeslee Blvd East) we expect more commercial development of the area. Many REALTORS and land owners in the area talk about it with a twinkle in their eye (or are those dollar signs I see)? And I'm not excluding mysef in that description. I have a 7 acre tract of land for sale immediately across the highway from the Super WalMart project and hope to see a sale soon.

Existing on the property, on the east side of the stream is a self storage facility with 8600 square feet of storage space. This piece can be sub-divided from the remaining 4 acres. The 4 acre piece is on the west side of the stream, accessible over a new 2 lane bridge built to PennDot specs. Since Mahoning Township is requiring a traffic light at the intersection of Blakeslee Boulevard and Frederick's Grove Road and no access will be granted to properties from Blakeslee Boulevard, the bridge is strategically located for ingress and egress off Frederick's Grove Road. The 4 acre, commercially zoned building lot is prime location for small box stores, a chain restaurant or convenience store among others. Ranch home in East Penn Township

This is one of the homes for sale with Gene Durigan Real Estate. It is a ranch home that sits on top of the Mahoning Mountain in Carbon County, PA. One of my favorite things about this home is the location: just a few minutes from the town of Lehighton and the school, on a street with a cul-de-sac, and close to the PA turnpike (route 476). The 1+ acre has a nice mix of mature trees and yard space. Outside there is a deck, a 2 car garage and macadem driveway. Inside there are 4 bedrooms, 2 full baths, country kitchen and a dining room, living room with a brick fireplace, and an office. There is also a family room in the basement. Both bathrooms have ceramic tile floors and there is hardwood in the kitchen and dining room. The price on this home is $207,000. It is in good condition and you can move your family in minutes after settlement. To see more details on our website at geneduriganrealestate.com.
